Two Grand Strand natives. Residential and land. A shared belief that real estate can be done better — and a broker network that backs it up.
Oak & Iron was born from a partnership between two Grand Strand natives who came at land from different angles — and realized those angles fit together perfectly. Devon Harrelson spent 15 years in hospitality and agriculture before following a natural pull into real estate and development. Craig Chapman grew up surrounded by the hotel and real estate industry, and never stopped thinking about what land could become in the right hands.
Together, Devon and Craig combine creative project management, real estate strategy, a shared passion for the environment, and a goal to work with partners far and wide — bringing the visions of landowners to life, pursuing their own, and generating real financial outcomes for everyone in the Oak & Iron ecosystem.
One team for every side of the transaction. No handoffs. No gaps. You deal with Devon and Craig from first call to closing.
We'll tell you what your property is worth before we ask you to list it. No spin. The truth now is better than a surprise at closing.
Born and raised on the Grand Strand. We know this market — every neighborhood, every road, every parcel — the way you know your own block.
We're not chasing transactions. We're building a firm that will still be here in 20 years — and relationships that last longer.
We've been on every side of these deals — as buyers, sellers, advisors, and partners. That changes how we see the work.
Coastal South Carolina is not a market to us — it's home. We operate with the stewardship that comes from that.
Born and raised on the Grand Strand, Devon brings 15 years of experience spanning hospitality and agriculture — two industries that shaped his deep understanding of land, people, and place. An avid mushroom forager and outdoorsman, he's as comfortable walking a timber tract as he is structuring a development deal. Devon transitioned into real estate and land development when he recognized it as the natural intersection of his skills, interests, and a genuine passion for creating change — empowering landowners and stewards through smart, purposeful real estate and conservation strategies.
A Grand Strand native with a worldly perspective, Craig has traveled extensively and brings an outdoorsman's instinct — snowboarder, fisherman, and someone who understands land from the ground up. Growing up immersed in the hospitality and hotel industry, he was surrounded by real estate activity from an early age, and that passion for development never left. Craig's drive runs deep: creative project management, market strategy, and an unshakeable belief that the right partnership can unlock the potential in any piece of land.
"Devon and Craig came together around a shared conviction: that coastal South Carolina land deserves a firm built by people who actually know it — and know what to do with it."
Full-service residential. Land and development expertise. A broker network that converts. All of it, right here in coastal South Carolina.
From a Myrtle Beach townhome to a 50-acre tract — we bring every property to market priced honestly, presented professionally, and sold to the right buyer.
Most of our sellers are regular people — a family selling a home they've outgrown, a couple downsizing, someone who inherited a property and needs honest advice on what to do with it. We handle all of it. Pricing based on real comps, not wishful thinking. Targeted marketing that reaches serious buyers. And someone in your corner from the first showing to the closing table.
Whether you're buying a home to live in or a piece of land to hold — we work your side of the table exclusively, with access the average agent doesn't have.
Coastal SC moves fast. Inventory is tight, especially for land. First-time buyers and experienced investors both benefit from having someone in their corner who knows this market at the parcel level — who'll tell them when a deal is right and when to walk away. That's what we do.
Land is where Oak & Iron operates differently. We've built a broker network that can actually close on land and development deals most firms can't move.
Land deals require a different kind of expertise — and a different kind of network. Whether you own acreage you haven't been able to sell, a timber tract you're thinking about developing, or a parcel with potential you haven't figured out yet, we'll give you a straight read on your options and connect you with the buyers, planners, and partners who can make something happen.
For investors and developers looking to source off-market deals, structure a partnership, or move capital into coastal SC real estate.
Our long-term vision is a platform company — connecting capital with land and development opportunity across the Southeast. Right now that means building the relationships and the reputation that makes that possible. If you're an investor, developer, or institutional buyer looking for a boots-on-the-ground partner in coastal SC, let's talk.
We start with a straight conversation — about you, your property, and your goals. No forms. No pressure. We listen first.
We assess the land — its current use, its potential, the market, the constraints. We give you our honest read on what it's worth.
Together, we develop a clear plan — whether that's going to market, repositioning over time, or holding until the right moment.
We execute with the full depth of our network and expertise — and stay with you until the outcome is right.
